When is the best time to list?

Atlanta's strongest listing window runs March through June, with a secondary push in September. But the right time is usually when your home is ready — a rushed listing with bad photos costs more than a delayed one.

What should I fix before listing?

Focus on paint, lighting, and curb. Skip expensive kitchen/bath renovations unless there's a specific reason — buyers rarely pay full value for work done by someone else's taste.

How is commission structured now?

After the NAR settlement, listing-side and buyer-side commissions are negotiated separately and disclosed clearly. We'll walk through every dollar before you sign.

Will I have to move out for showings?
